			<content:encoded><![CDATA[<p>Things are not as bad here in Southwest Michigan as the national media makes them out to be.  As reported in the Kalamazoo Gazette last week housing sales in the greater Kalamazoo area increased for the month of November 1.1%. This is partly due to lower interest rates and movement in the forclosure market. 2009 looks like a challenging year but so was 08. What to do if your thinking of buying; shop around as good deals will be coming on the market that may need a little TLC but if your handy equity will be your reward. If your thinking of selling, keep these points in mind:  </p>
<ol>
<li>Get accurate market information from a licensed REALTOR.</li>
<li>Don&#8217;t test the market with a high list price as you&#8217;ll most likely be disappointed in the outcome. </li>
<li>Price your house competitively and it will sell.</li>
<li>Be patient, buyers are shopping for the best deal and if you&#8217;re not in the top 10% of your market, I repeat, you&#8217;ll need to be patient.</li>
